How to use the calculator
Drop in the home price, your planned down payment, the loan term, and the rate you've been quoted. The calculator handles a full amortization — meaning as you pay down the balance, the split between principal and interest shifts. Early in the loan, most of each payment is interest. By the back half, most is principal. Shortening the term (say from 30 years to 15) is the single biggest lever for saving total interest paid over the life of the loan.
Why St. George specifically?
Property tax in Washington County typically runs about 0.6% of assessed value — lower than the Wasatch Front. HOA dues vary a lot here: PUD (planned-unit development) and gated subdivisions can add $50-$300/mo, while detached single- family on a fee-simple lot has no HOA at all. The calculator includes a separate HOA field so you can stress-test that number before you commit.
