Over the past several months, 13 homes have listed within a one-year window — a relatively limited sample — with median sale prices ranging from $700,000 to $1,375,000 depending on the month; February 2026 saw three sales close at a median of $1,300,000, each at 100% of list price. Days on market have been inconsistent, with some transactions closing immediately and November 2025 recording an 80-day median, while April 2026's two sales moved in 19 days at roughly 95% of list. All homes here feed Valley Elementary, Snowcrest Middle, and Weber High School. Given the small number of transactions, price trends should be interpreted cautiously.
