Over the past year, 15 homes changed hands — a relatively modest volume that limits the precision of any single-month reading — with median sale prices moving from $550,750 in July 2025 down to a range of $500,000–$505,000 by spring 2026. Days on market have lengthened noticeably over that stretch, from 24 days last summer to 64–110 days in the March–April 2026 period, and sale-to-list ratios have held between roughly 98% and 100%, indicating sellers are generally getting close to asking price but with less urgency than a year ago. Nearly all homes here feed Desert Hills High, Desert Hills Middle, and Desert Canyons Elementary, with each school capturing at least 86% of the subdivision's assignments.
