Emigration Canyon runs east from the foothills above the U, climbing roughly seven miles up to Little Mountain Summit and the gateway to East Canyon. It's one of the few addresses where you can be twelve minutes from downtown Salt Lake yet wake up to deer in the yard and zero streetlights. The canyon is unincorporated Salt Lake County, served by the Salt Lake City School District at the lower end and a mix of well water, septic, and propane the further up you go. Lots tend to be large — half an acre to several acres is common — and the homes range from 1970s A-frames and rebuilt cabins to custom contemporaries pushing well past $2M. If you're filtering for views, you're in the right canyon: the topography does most of the work.

What "views" actually means here depends on elevation and aspect. Lower-canyon homes near Pinecrest and Brigham Fork often look west toward the Salt Lake Valley and sunsets over the Oquirrhs, while upper-canyon properties near Killyon and Burr Fork open onto ridgelines, aspen stands, and the upper Wasatch. South-facing lots melt off faster in winter — a real consideration on a road that gets plowed but still demands AWD from December through March. Pay attention to the listing's orientation, tree cover, and whether the view is protected by surrounding topography or by a neighbor's undeveloped lot.
